What is a House Share?
A house share is a house where the bedrooms are rented on an individual basis, and the communal rooms such as the Kitchen, Lounge and Bathrooms are shared between the occupants of the house.

Why would I want to house share?
House sharing is much cheaper than renting a 1 or 2 bed flat or house yourself. By sharing, it is often possible to live in a better area than would be possible if you were renting by yourself. In addition to the cost savings, house sharing is often a fun and sociable way to live. We try to rent our rooms to like-minded individuals and will turn people down if we think they will not fit in with the current house mates.

What type of bedrooms do you have available?
We provide double and double en-suite rooms on a first come, first served basis.

Is bedding provided?
No you will need to provide your own bedding. We do however provide a mattress protector for each room that should be used at all times.

Are the bedrooms furnished?
All the bedrooms are fully furnished. Typically, each bedroom will have a divan bed, bedside cabinet, chest of drawers and wardrobe.

Do you accept couples, pets or children?
Unfortunately we do not accept couples, pets or children in our houses.

Do you accept students or DSS?
We do not accept students or tenants in receipt of housing benefits in our Young Working Professionals house. We only accept working professionals in full time employment.

What bills are included in the monthly rent?
The rent you pay is an all-inclusive price. It covers council tax, gas and electricity, water rates, a TV licence for the communal areas, fast wireless broadband, a weekly cleaner and a gardener.

Are there any additional fees?
There are no additional admin fees. We will however take a non-refundable holding fee equal to one week’s rent to reserve the room for you prior to signing the tenancy agreement. When the tenancy agreement is signed the holding fee will go towards your first months rent.

Do I need to provide references?
Yes you will be expected to provide references from your employer and from your current landlord if you have one.

Will you do credit checks?
Yes we do a credit check on everyone who wants to rent a room from us. We use an external company to perform this on our behalf. We may also request a guarantor depending on individual circumstances.

Do I have to pay a deposit?
Yes the deposit is equivalent to one month’s rent plus £100. This is held in The Deposit Protection Service authorised by the Department for Communities and Local Government. The deposit will be returned in full at the end of the tenancy subject to the room being returned in a similar condition to when it was first rented.

How long is the minimum rental contract?
The minimum rental contract is 6 months after which the tenancy continues on a rolling monthly basis. We may be flexible on this on a case by case basis. Please contact us if you have particular requirements. There is no maximum limit to the length of time you can stay for subject to timely payment of rent and adhering to the house rules.

How do I pay the rent?
You will be required to set up a monthly standing order with your bank to pay the rent.

How long is the notice period?
We require at least 1 months’ notice when you wish to move out subject to your fixed tenancy period having expired.

Whose responsibility is it to fill my room after I have left?
The responsibility to fill your room after you have left falls completely to us.

Do I have to get contents insurance?
We have buildings insurance for the property and we also have contents insurance for the communal areas. However, all tenants should have contents insurance for their own belongings.

Will I be issued with an AST / Contract?
You will be issued with an AST (Assured Shorthold Tenancy) which is a standard document for renting rooms and properties.

What equipment is provided in the kitchen?
We provide ample cupboard, fridge and freezer space in the property. Kitchen appliances include an oven, hob, microwave and we equip the kitchen with cooking utensils, pots, pans, cutlery, crockery, glassware etc. Basically we provide everything you would expect to find in any normal kitchen.

Is there a gardener?
We provide a gardener to cut and strim the grass on a regular basis and generally keep the garden tidy and weed free.

Is there a cleaner?
We provide a weekly cleaner. The cleaner is instructed to clean all the communal areas for example, Kitchen, Lounge, Bathrooms but will not clean individual bedrooms. It is expected that all the house mates will do their bit to clean up after themselves and keep the house clean and tidy.

Do you provide Broadband?
We provide 200Mbps Virgin wireless broadband access included in the rent.

Do you allow smoking?
Smoking is not allowed anywhere inside the house including bedrooms. If you want to smoke you must go outside.

Do you provide a TV?
We provide a 40″ HD TV and TV license for the communal room for the use of all the house mates. All bedrooms have a TV point and if you wish to have a TV in your own bedroom then you must ensure you purchase a TV license for it.

Can a guest stay over?
Your guest is permitted to stay on an occasional basis, weekends etc. However, guests are not allowed to stay long term as this can create pressure on kitchen and bathroom facilities that would then impact on the enjoyment of other house mates.

How do I keep my food separate from other house mates?
We allocate you with your own designated cupboard, fridge and freezer space within the kitchen.

Can I redecorate my room?
The property is painted in a neutral colour to maximise the feeling of space and light for all the house mates. The property is also regularly maintained by us to keep it this way. For this reason, it is not permitted to redecorate your room or any part of the property.

Where can I store my bike?
We provide a bike store where you can store your bike.
