What do I need to do to reserve a property?
The whole group must complete an application form and on it provide contact details per person and a parental/guardian to act as guarantor. We also ask for a non-refundable holding fee (in one single payment) to reserve the property. See the menu “Students – How to Rent a Property”

When do I have to pay the deposit and first month’s rent?
The deposit (one months rent) is due by the 31st July and is payable by bank transfer. The first months rent is due on the 1st day of the Tenancy Agreement payable by Bank transfer.

What type of Tenancy Agreement will we sign?
You will sign an Assured Shorthold Agreement for the fixed term of the tenancy. All agreements are joint and several. This means that you and your guarantors are all responsible for all the rent. If one fails to pay, the burden falls to the others.

When will we sign our Tenancy Agreement?
The Tenancy Agreement should be signed within two weeks of the application.

How long does the Tenancy have to be for?
All our student tenancies run for a fix term, this will normally be for a period of 11 months from 1st September, whole year terms can be arranged.

What about insurance?
The landlord insures the property and his/her contents. Students will need to take out their own contents insurance to cover their personal belongings.

What about repairs? For example, what if the central heating breaks down?
The landlord is responsible for internal and external repairs and we will arrange all works. The student only pays if the breakdown or repair is due to negligence or misuse.

What about emergencies?
For emergencies we are on 24-hour call. Any out of hour call should be a genuine emergency otherwise a charge will be incurred. A list of these emergencies and numbers to call will be included in your house booklet.

How and when do we pay our rent?
Your rent must be paid on the first day of every month directly to AMP Lettings. Payment should be made by bank transfer in one group payment.

Our Bank Details Are: Starling Bank, Sort code 60-83-71, account 91150746. As a reference please put your property address (as much as you can fit on). Alternately, term rent can be paid in advance.

What is the guarantor agreeing to by signing the guarantor forms?
A guarantor is undertaking to guarantee the commitment made by their child (The Student). The student is agreeing to a joint and several agreement and, therefore, the guarantor is agreeing to guarantee a joint and several agreement.

By guaranteeing the student you will be guaranteeing the whole tenancy — this is why we ensure all parties have a guarantor. The contact details for all fellow guarantors will be provided, should you wish to discuss this tenancy with them.

What happens if one or more of the students do not find a suitable guarantor?
Each student must have a suitable guarantor or the tenancy will not proceed.

Are students liable for Council Tax?
If the student is full-time, they are exempt from paying this for the period of their studies. We require proof from each student that they are registered full-time. We will inform the council on your behalf. If a student is not full time then the house will loose this exemption and the students will become liable.

Why is the student not permitted to use Sellotape or Blu-Tak?
Sellotape and Blu-Tak leave glue and oil marks on walls. If the student chooses to use them, they will probably have to pay for the entire room (or at least the wall concerned) to be repainted. If the student wishes to hang a framed picture on the wall, they must first check with us.

Can I redecorate my room?
The property is painted in a neutral colour to maximise the feeling of space and light for all the house mates. The property is also regularly maintained by us to keep it this way. For this reason, it is not permitted to redecorate your room or any part of the property.

Do you provide Broadband?
We provide 100Mbps Virgin wireless broadband access included in the rent.

Do you allow smoking?
Smoking is not allowed anywhere inside the house including bedrooms. If you want to smoke you must go outside.

Do you accept working professionals or DSS tenants?
We do not accept Working Professionals or DSS tenants in our student houses.
